Furniture Fire Safety in HMOs: What Manchester Landlords Must Legally Provide
Most HMO landlords I talk to can rattle off their fire door requirements, their alarm grade, and their emergency lighting checks without missing a beat....
Blackpool’s rental market is dominated by former guest houses and seafront hotels converted into HMOs and holiday lets, a building type with its own well-documented fire safety challenges. Our certified assessors carry out fire risk assessments across Blackpool, giving landlords, hoteliers and letting agents a compliant report and a clear plan to put things right.

Under the Regulatory Reform (Fire Safety) Order 2005, anyone responsible for a non-domestic building, guest accommodation, or shared rented housing must have a current fire risk assessment. In Blackpool, that includes a huge number of former guest houses now split into HMOs, along with hotels, guest houses still trading, and shops along the Promenade and town centre.
Blackpool’s fire safety record in the hotel and guest house trade has come under real scrutiny. In June 2020, the owner of the Cornhill Hotel on the Promenade was given a suspended sentence at Preston Crown Court after inspectors found the fire alarm switched off with guests present, inadequate escape routes, and guests still staying after a prohibition notice was served. Fire officials said a fire there would have been “highly likely to have led to widespread loss of life”. Read the case. It’s the clearest illustration of why a proper assessment isn’t optional in a town built on guest accommodation.
